Common Complaints from Hardishake Owners

Several of the Hardishake roofs installed in 1992, 1995 and 1996 started showing problems within a few, short years later.

My customers in Colleyville, Southlake and Grapevine Texas first started reporting chips of shingles falling off their roof after heavy rains and high winds. I’ve recently inspected homes in Dallas, Fort Worth and Arlington where the shingles are cracked or broken in two.

I receive calls from all over the nation requesting information about Hardishake roofs. Homeowners, inspectors and insurance adjusters call me regularly when they run into problems. These are the same complaints I hear from Atlanta to as far away as Hawaii.

The biggest complaint I hear is that it is impossible to hang Christmas lights or decorations on the house without cracking, breaking or damaging the shingles further.

WARNING: DO NOT WALK ON YOUR HARDISHAKE ROOF IF IT HAS STARTED TO CRACK OR BREAK.

You may have also noticed that your shingles have changed color – they look dirty or possibly have started to grow algae. By the way, the original 50 year warranty guaranteed against algae growth.

Perhaps the biggest complaint is that it is impossible to repair the damaged shingles without further damaging your roof. Finding replacement shingles can be challenging but not terribly difficult – the real problem is the replacement process.

You have to lift and/or put pressure on the shingles above and beside the targeted shingle. That is often impossible to do without creating further damage.

You can literally fix one shingle and break 3-4 more!

Do not try to fix your broken shingles. Who will take responsibility for the further damage caused by the repair? It doesn’t make sense to replace a broken shingle with a “defective” shingle. Does it?

    I am represting a seller with a Hardi-Shake roof. We have had an inspection from the class action law suit that says the roof does not quailfy for compensation or replace given it’s current condition. The buyers have had roof, home and contractor inspect the property each with varying degrees of comments. The roof inspector of couse said that the roof has several cracked, split and damaged shingles. They will not repair only replace. The home inspector mentioned the ridge line installation has moved an needs to be repaired but there is not evidence from the attic that there has ever been anybwater intrusion The buyers at first wanted a new roof but now at leastbthe repairs called out by the roof inspection. No one will take on that liabilry. We also feel that this could future damage any claims that might be available to the future owners. What do you suggest?

  3. Many installers used “peel & stick” to cover the ridge lines. That’s because the ridge was actually comprised of two field shingles nailed together. As the shingles deteriorate, they give way and start to droop. If there’s “peel & stick” under the ridges, you probably won’t have a big problem for some time. That’s likely why you’re not seeing any damage in the attic.

    Nobody wants to assume any liability on a these roofs. They may look good today, but the chances of them deteriorating is almost certain. The National Roofing Contractor’s Association has made many comments about fiber cement roofs… most of them are not good.

    I guess the old adage holds true in this case too… “buyer beware”.
